Is this acceptable?: No. Comparable assessments are not acceptable as evidence to establish the true market value of your property. Only comparable sales can be considered to establish a market value of your property when appealing your assessed value.

1. Can I obtain my property tax assessment information online?: Toms River Township assessment information can be found at the Ocean County, New Jersey website.

2. What if I disagree with my assessed value?: If you disagree with your assessed value, you may file a tax appeal with the Ocean County Board of Taxation. The deadline to file a tax appeal is April 1 of the year in question, unless a Township wide revaluation or reassessment program has been implemented. For tax years where a revaluation or reassessment program has been implemented, the tax appeal filing deadline is May 1. 3. Can I access property sales data (comparable sales) online?: Property sales data can be obtained online at the Ocean County, New Jersey website.

4. I am appealing my assessment and want to establish my case by using comparable assessments. Is this acceptable?: No. Comparable assessments are not acceptable as evidence to establish the true market value of your property. Only comparable sales can be considered to establish a market value of your property when appealing your assessed value.

5. Can I appeal my property taxes?: No. A tax appeal is not an appeal of your tax bill. The amount of taxes you pay is never an issue during an appeal because neither the Tax Assessor nor County Tax Board has control over budgets submitted by municipalities, schools, counties or fire districts.

6. I have not applied for or have been issued a Certificate of Occupancy (CO) for my construction project, but I received an Added Assessment Bill.: Assessments cannot be avoided by delaying the issuance of a CO. The final inspection/CO date does not determine the date of assessment. The Assessor values the property when it is “substantially ready for its intended use.” This may be earlier than the date used for the CO or the date of a final inspection.

7. Can I appeal an Added Assessment placed on my property?: Yes. You may file an Added Assessment tax appeal with the Ocean County Board of Taxation. The deadline to file an Added Assessment appeal is December 1 of the year the Added Assessment was placed on your property.
